Change is a beautiful thing – especially when it relates to the positive transformation of an entire community.

For one local home builder in Sacramento, providing underserved locations with the necessary tools to transform into sought-after neighborhoods, is a common sight.

New Faze Development has been in the business of building well-crafted homes and promoting community participation, sustainable growth and a deep-sense of pride in long-neglected neighborhoods for almost 27 years.

Sharing Coldwell Banker’s mission of giving back, the company focuses on community engagement and quality product development to best serve local communities in the region.

Led by an experienced and talented group of professionals, the team of New Faze Development uses their collective expertise to locate underserved areas in Northern California who are in need of revitalization.

The Company’s leadership team, led by founder Allen Wayne Warren, partners with seven Coldwell Banker Independent Sales Associates including Tina Shaw, Carimda Gordan, Derek Jones, Lydia Vasquez, Marybelle Sayson, Michael Williams and Manuel Perez, to build and sell properties that bring more than just nice looking homes into neighborhoods.

“Coldwell Banker and New Faze realize that together we can collectively combine our experiences by focusing upon the theme of community and successfully resolving the shortage issue of affordable homes in Sacramento,” says Sandra L. Burden, Coldwell Banker REALTOR® and Community Sales Director for New Faze Development.

Over 2,000 residential units and several office and retail projects in excess of $1 billion in aggregated value, have been completed by the Company since it was founded in 1990.

“By bringing homes into urban areas, we are able to further cultivate the community and sense of belonging. As a result, local businesses, restaurants and shops move in and continue to benefit the neighborhood,” explains Allen W. Warren.

In addition to providing high-quality affordable housing opportunities, New Faze also works with local companies to develop projects that benefit neighborhoods and employs residents from the communities in which they build. They use sustainable practices, state-of-the-art technologies and green building materials to build and maintain environmentally friendly communities.

Last and not least, the Company provides a number of social services to residents. Most notably, it founded the New Faze Leaders program during 2005, which provides mentors to several local middle school, high school and California State University students and has authored a financial literacy course it provides free of charge to disadvantaged students.

Like the neighborhoods it serves, the Company came from humble beginnings, starting with a modest initial investment, and gradually morphed to become a successful regional developer with a substantial real estate portfolio.

Allen W. Warren, a Sacramento native, founded the company in the fall of 1990 when he realized that there was a need for a respectable and successful infill developer to make a difference in local areas.

“My vision for New Faze Development was to find neighborhoods that others overlooked,” states Warren.

He grew up in the North Sacramento Community of Del Paso Heights and obtained his Bachelor of Arts degree in political science and a minor in business administration from California State University, East Bay. Upon graduation, Mr. Warren joined Dean Witter (Morgan Stanley), as a successful stockbroker before taking on the journey of becoming a real estate developer.

Fast forward 27 years later, and Mr. Warren’s venture has achieved notable success, being recognized by numerous organizations and publications, and has received multiple business of the year awards.

“We are determined to create homes that are of the utmost quality, from the materials they are constructed of to the last finishing touches,” states Warren. “We consider it a privilege to be able to make beautiful homes at competitive prices for hardworking individuals and families, and we look forward to continuing this commitment for years to come.”

Mr. Warren has personally been recognized for bringing people together to solve complex issues receiving the Unity Award from the Greater Sacramento Urban League, American Leaderships Exemplary Leadership Award and in 2005 was recognized by Sacramento Magazine as one of the 50 most influential leaders in the Sacramento region.

With an eye for the future, New Faze will continue their tradition of time-tested development, in both infrastructure and community support.

In fact, a new subdivision, Renaissance at Dry Creek, will open on May 20 and feature a distinctive urban living neighborhood of 53 detached homes with 10 halfplexes, designed with a wide array of homeowner amenities.

“Not only will Renaissance at Dry Creek boast an abundance of high quality, well-crafted homes, but really, the purpose is to be a reflection. A reflection of going above and beyond people’s expectations of how their neighborhood should look, feel and function,” commented Cecil O. Williams I, an Associate Broker and Community Sales Director for New Faze Development who is affiliated with Coldwell Banker.

Each residence is pre-wired for solar and electric vehicle chargers with innovative building standards that demonstrate the best environmental practices. From top to bottom, the homes have been thoughtfully designed to make life easier and more enjoyable. The community will offer four two-story home plans and two, two-story, halfplex plans.

“As part of the New Faze philosophy, we are not just building homes, we are building communities,” stated Charlie Tiwana, New Faze Development, Vice President Strategic Investments. “With today’s low interest rates and some great financing programs that make it easier to quality for a mortgage, we are seeing more and more families make their dream of homeownership come true.”

Coldwell Banker is proud to partner with New Faze Development on making areas safer, revitalized and a community that draws people to live and enjoy.
