Luxury home sales in Marin County increased in June compared to the prior year, according to a new report by Coldwell Banker Residential Brokerage.

There were 179 sales of luxury homes priced at or above $1 million in the month of June, up 14.7 percent from a year earlier and up 6.5 percent from the prior month. As sales increased, prices eased to $1,600,000 from $1,625,000 year-over-year, representing a 1.5 percent dip. The data is based on sales transactions recorded in Marin County in the Multiple Listing Service.

Among homes priced at or above $2 million, the county saw an increase in sales with 56 total property closings in June, compared to 44 sales in June 2016 and 57 total sales in May.

“The luxury market made steady gains in June as total sales increased significantly,” said Mike James, president of Coldwell Banker Residential Brokerage. “As the volume of home sales increased, sellers received more for their property, oftentimes more than their asking price.”

Some key findings from the Coldwell Banker Residential Brokerage luxury report in June include:

  • Belvedere Tiburon saw the most expensive property sale, a three-bedroom, four-bathroom home that closed for $12,995,000
  • Luxury homes sold for an average of 102 percent of the listing price, compared to 101 percent in June 2016
  • Out of 179 total closings, 107 homes sold at or above the listing price in June 2017
  • Seven luxury homes sold at or above $4 million in the month of June, compared to nine homes in June of 2016
